In September, average 30-year mortgage rates climbed from 6.7% to 7.4%. This sharp increase led directly to a 7.3% month-over-month drop in pending home sales and an 11.3% decline year-over-year [Freddie Mac, NAR].

Four showings yesterday. Four very different homes.

One of the things I tell buyers all the time: don’t make your entire decision from the listing photos.

Photos can make a home look better—or worse—than it actually feels in person.

Layout, condition, location, noise, lot, finishes and even how the rooms flow can completely change your opinion once you're standing inside.

If a home checks enough of your boxes, it can be worth seeing before you cross it off the list.
