For nearly every profession, knowledge & information is vital. Starting Thursday, I began a 12 week program to expand my knowledge on zoning and planning through the VCU Wilder School and the Grace E. Harris Leadership Institute.

The Land Use Education Program is great for elected officials, professional planners, engineers, realtors and even informed citizens. The aim is to make decisions related to land use development and preservation that are legal, fact-based, community-oriented, and equitable.

I look forward to this growth and being able to better serve businesses, citizens and clients!

Council’s second approval updated zoning to allow a long vacant warehouse to be reimagined as a hotel, rental, commercial and/or event space.

1612 Concord Turnpike was built in 1899 and with this new vision, will continue to grow our downtown district. The Percival Island trail network, multiple restaurants and the new amphitheater are all within 1/2 mile. Visitors will have walkable access to all that downtown Lynchburg has to offer.

Thank you to Tony West and his team for the continued investment in our hometown!

City Council has passed two of the most recent proposals and petitions that came before the City Planning Commission.

Previously, the City did not have any way to regulate or get public or Council input on any data centers. With this new update to our zoning, Lynchburg has restricted locations, noise levels, height (plus more) and requires an application/approval of a conditional use permit by Council.

The Lynchburg City Council unanimously approved new rules that will change how future data centers are approved in the city.

In April, I was appointed to the City of Lynchburg Planning Commission. We meet the second and fourth Wednesday of the month and serve as advisors to City Council on matters pertaining local zoning, land use and development in the City.

Our meeting today, July 8th, was particularly interesting as both petitions concerned business and residential zoning and the designed buffer between the two. I feel our votes today helped to protect residential property owners while clarifying business use and helping to maintain a buffer between residential and business. These petitions now head to Council for approval or denial.

Luxury Real Estate News

If you live in Southern WVa, Central or Southwest VA, you’ve most likely heard of The Greenbrier Resort. Touted as “America’s Resort,” The Greenbrier has a rich history dating back to 1778 and offers owners and guest a wide range of luxury amenities.

Most recently known for hosting PGA and LIV professional golf tournaments (they have 4 courses total) and it’s casino, The Greenbrier is also known for its bold decor which includes bright colors, florals and bold prints throughout. The resort spans around 11,000 acres and has hosted Presidents, Royals and celebrities over the years. In the 1960s, a, then top-secret, massive bunker was built under the West Virginia wing.

The Resort owner, previous West Virginia Governor and current WVa State Senator, Jim Justice, and his family have had legal action taken against loans with Carter Bank and the Justice Family holdings.

At the end of March 2026, TRT Holdings, Omni Hotel & Resorts parent company, purchased over $200 million in delinquent loans from Carter Bank. Omni, which does not own The Greenbrier, yet, now has significant influence over the resort. This development will be interesting to see play out.

For those of you that may not know, I have a deep love for the game of golf. ⛳️

I (and many others) consider the first full week in April to be the best week of the year because of The Masters. This golf tournament is played in Augusta, Georgia and is considered the toughest ticket to get in sports.

Why are we talking about golf on a realtor page? Well, there’s a section of US Tax Code that has been influenced by this tournament. ‘The Augusta Rule’ (IRS 280A(g)) allows a homeowner to rent their personal residence for up to 14 days a year, tax-free! Private residences around Augusta, Georgia become hosts for corporate events and hosting employees year after year, all while the homeowner collects tax free rent.

Last week, Bloomberg published an article that shows the typical homeowner is staying in their home for 12 years.

Comparing that to 2005, that timeframe has nearly doubled, from 6.5 years.

The report states generations of homeowners (Boomers and Gen X) are more likely to remain in their current home due to much lower monthly mortgage payments or that their homes are already paid off.

First time homebuyers are the ones feeling this pressure as nearly 1/3 of the homes considered a family home (3 or more bedrooms) are being held by empty nesters.

The NAR reported first time buyers only made up about 1/5th of the market in 2025.

With mortgage rates dipping below 6% for the first time since 2022, are you looking to sell or purchase a home in 2026?!

Lynchburg continues to grow! 🛬

ICYMI, the Lynchburg Regional Airport (Airport code LYH) is expanding daily flight destinations starting in two weeks, March 24th!!

Travelers can now fly from Lynchburg to Charlotte, Chicago and Washington DC via American Airlines and United Express. This marks the first expansion since 2011 and will add approximately 100 seats per day.

This is exciting for a number of reasons:
- this opens Lynchburg to nearly every travel destination in the world
- increased access for business travel to and from Lynchburg
- increased access for tourists to visit our beautiful region
- provides jobs and a boost to our local economy

If you’ve applied for a loan, your phone may have looked like this after submitting your application.

This spam, known as a ‘trigger lead’ happens when a lender sells your information to other lenders when your credit is checked.

As of today, March 5th, bipartisan legislation signed by President Trump back in Sept. 2025, goes into effect. The Homebuyers Privacy Protection Act stops this practice of selling your information unless permission is explicitly granted by you, the applicant.

Be aware of ‘opt-out of selling my information’ clauses when filling out paperwork and if this happens to you in the future, report it to the FTC at reportfraud.ftc.gov.
