If you’re trying to sell a home right now — this is for you.
Home equity isn’t actual currency until the money comes in at closing.
You don’t get to spend it, roll it into your next house, or cash the check until a buyer actually shows up and says “yes.” Until then, it’s just a number on paper.
And that number? It’s not based on what your home was worth in 2021.
It’s not based on what your neighbor’s house sold for.
It’s not based on what you NEED to walk away with.
It’s based on what a buyer is willing to pay today. In this market.
And this market? It’s weird.
Some homes are sitting for weeks with barely a showing. Others are getting full-price offers in days — but not without drama. Buyers are coming in cautious, critical, and with a whole lot of power. They know it. They’re using it. And they’re not afraid to walk if they don’t feel like the value is there. When it's not the buyers, it's their agents.
If your home hasn’t sold yet, that doesn’t mean your agent isn’t doing their job.
Most of us are out here giving it 100% — pro photos, video, open houses where they work, online exposure, reverse prospecting, reverse offers, proactive calls before showings....all of it.
But when a home sits? It usually comes down to two things:
Price and perception.
Buyers either don’t think it’s priced right, or they don’t FEEL it’s worth the ask once they’re inside.
And look — no one likes talking about price adjustments. But sometimes that’s the last lever we have left when everything else has already been done right.
I’m not saying this to discourage anyone. I’m saying it because more sellers need to hear the real story. Not the sugarcoated one. Not the highlight reel.
This market is slow, and then it's not. It’s tough, and then easy for some all at the same time. And it’s testing everyone’s patience — including mine and likely, your agent's. But you’re not alone, and it can still be done. Just might take a different strategy than it did a few years ago, and a little longer time on the market.
