Mortgage Applications Flat, Purchase Activity Edges Higher
Mortgage application trends show a slight uptick this period, with overall volume rising 0.04%. Purchase activity edged up by 1%, while refinancing slipped by 1%. Compared to the same time last year, purchase applications are up 3% and refinancing shows a 9% increase. The ARM share has dipped to a low of 7.6%, and mortgage rates have seen minor fluctuations. As someone who closely tracks the interplay between real estate transactions and market shifts, I recognize how these numbers can influence both property buyers and business investors. Understanding these shifts helps my clients make more informed decisions, whether they’re evaluating a new home or considering the purchase of a business. Market knowledge and a clear grasp of financial movements remain essential for successful negotiations and valuations.

NJ real estate was a mixed bag in July. Here's what happened
July brought a nuanced landscape to the NJ real estate market. Nationally, housing inventory grew for the 33rd month in a row, yet it’s still 11.6% below pre-pandemic norms. Median listing prices across the U.S. dipped 2.4%, settling at $428,950, while mortgage rates edged up slightly. Here in New Jersey, we saw listings rise by 13.86%, with the median price hovering around $575,000. These numbers reflect both emerging opportunities and ongoing challenges for buyers and sellers alike. Navigating these shifts requires local insight and a sharp eye for valuation—skills I rely on every day to help clients make confident decisions in dynamic conditions.

What is an easement? Why you may have to share your property in NJ
Easements are a common topic in real estate, especially here in New Jersey, and understanding them is essential whether you're buying, selling, or simply owning property. An easement is a legal right that allows someone else to use a portion of your property for a specific reason—even after the property changes hands. There are several types, including express, necessity, in gross, and prescriptive easements. Each can affect how you use your property or what you’re able to build. In my work, I've seen how easements can impact everything from home sales to negotiations, so it’s always wise to understand any restrictions early in the process. This knowledge is just one piece of ensuring a smooth transaction and protecting your investment.

US Housing Prices Keep Climbing
The resilience of US housing prices continues to shape today’s real estate landscape. Despite hopes for improved affordability, home prices have stayed strong across the country, largely because the number of buyers still outpaces the homes available for sale. This ongoing inventory shortage keeps prices firm, particularly in markets where demand remains steady.

However, the market isn’t uniform everywhere. In areas with an uptick in new construction and softer buyer demand, there’s more room for negotiation as listings linger a bit longer. Even with mortgage rates on the rise, recent data shows that home sales have increased—likely a sign that steady job growth and rising incomes are fueling demand.

Short-term affordability is sending mixed messages: incomes are growing faster than home prices, yet higher mortgage rates remain a key hurdle for many buyers. As someone who guides clients through the intricacies of buying and selling, I pay close attention to these trends to help you make informed decisions, whether you’re entering the market or considering your next move.

Global Real Estate Outlook Mid-Year Reset
Mid-year brings a meaningful reset to the global real estate landscape due to the ongoing Middle East conflict and key shipping chokepoint closures. We're now seeing a shift: slower economic growth, higher inflation, and interest rates turning in a direction few anticipated at the start of the year. These disruptions are still viewed as temporary, but if the conflict persists, early signs of recovery could be delayed to as late as early Q1 2027, and we may see renewed trade friction before the year ends.

What does this mean for property and business owners? Rising costs—fuel, materials, logistics—are now the most important factors in every decision. Higher construction costs have slowed new projects but opened up new repositioning opportunities for existing assets. Meanwhile, artificial intelligence isn’t reshaping markets in one broad stroke; it’s creating distinct segments, especially as access to affordable, reliable power becomes a central consideration for portfolios, growth strategies, and leasing decisions.

From my perspective as someone who guides clients through both property and business transactions, adaptability and careful scenario planning are more valuable than ever. For investors, it’s a time to keep a close watch on the market and focus on income growth. For occupiers, building resilience and agility into operations will make all the difference in this changing environment.

Highlights from the 2026 JCHS State of the Nation's Housing Report
The 2026 JCHS State of the Nation's Housing Report offers a revealing look at today’s shifting housing landscape. We’re seeing U.S. household growth slow, especially as many young adults face economic headwinds and increasing student loan delinquencies. Meanwhile, older adult households remain on the rise for now, though projections indicate this trend will reverse in the coming years. As someone who navigates both property and business markets, I can see how the growing home inventory and a slowdown in new construction are shaping buyer and seller decisions. Affordability challenges are becoming more pronounced, reminding us how crucial it is to assess both market data and individual circumstances before making significant moves. My approach always centers on helping clients understand these trends, whether they’re considering a home purchase, sale, or a business investment—because every decision benefits from clear insight and careful guidance.
