884 homes sold across Cape Coral in the most recent monthly stretch, up from 799 the year before, even while the average days on market climbed to 99.

That combination tells a specific story: buyers have not disappeared. They have gotten pickier, slower, and more comfortable negotiating. Homes priced and presented correctly are still moving. Homes that are not are the ones padding out that 99-day average.
