More homes, more negotiating power… but what does that mean for you? 👀

🏡 BUYERS HAVE A LITTLE MORE BREATHING ROOM

We’re continuing to see more homes available and sellers having to compete a little harder for buyers. That can mean more opportunity to negotiate on things like price, closing costs, repairs or other concessions.

Does that mean every seller is going to accept a low offer? Definitely not. But it DOES mean buyers may have more options and negotiating power than they’ve had in a while.

The biggest hurdle right now is still interest rates. Rates have moved higher, which obviously affects monthly payments, so getting pre-approved and knowing your numbers BEFORE you start shopping is more important than ever.

💰 THINKING ABOUT SELLING? DON’T PANIC.

More inventory doesn’t mean homes aren’t selling.

It just means pricing your home correctly from the beginning, making it show well and having a strong marketing plan matters even more.

Buyers have choices right now, and an overpriced home can easily get skipped over. A home that is priced and marketed correctly can still absolutely stand out.

📈 WHAT'S BEING WATCHED THIS WEEK

The Federal Reserve is making another rate decision, and everyone will be paying close attention to what they say about rates going forward.

But one thing I always tell my clients: don’t try to perfectly time the market.

Feeling so thankful for another year of this crazy, beautiful life. My health, my family, my friends, my career and all the memories and experiences along the way. I really do have so much to be grateful for.

What better way to celebrate than on a cruise with some of the best friends a girl could ask for?! 🛳️ Lots of laughs, probably too many drinks, and definitely more memories for the books!!🐷

The older I get, the more I realize what a blessing it actually is to GET older. So instead of complaining about another number, I’m just going to be thankful I get another year to love my people, travel, laugh, make memories and enjoy this life.

Here’s to 44! 🥂 Another year for the books… and trying to age as gracefully as possible!
