Some crawlspaces just aren't built for bulkier humans.

Today, our crawlspace crawler earned its keep by accessing an area that was simply too tight for me to safely enter. Using remote cameras and the crawler, we were able to inspect conditions beneath the home without missing critical details.

Crawlspaces can hide moisture issues, structural concerns, plumbing leaks, pest activity, damaged insulation, and other costly surprises. If it's part of the home, it deserves to be inspected—even when it's difficult to access.

Not all problems are visible at first glance—that’s where temperature checks come in.

During home inspections in Fort Smith, Van Buren, Greenwood, Alma, and the River Valley, I use infrared and thermal temperature tools to help identify potential issues that may need a closer look, including:

• Overheating electrical breakers or connections
• HVAC supply/return temperature differences that may indicate performance concerns
• Hot spots in electrical panels
• Missing insulation or unusual temperature patterns
• Moisture intrusion clues around walls, ceilings, or plumbing components
• Appliance performance concerns

A temperature gun doesn’t “see through walls,” but it’s a fast, useful diagnostic tool that helps spot conditions that aren’t always obvious during a standard visual inspection.

Technology + experience = better information for buyers, sellers, and homeowners.

Today’s inspection came with this super good girl making sure everything at the property passed her approval process. Friendly, professional, and clearly committed to site supervision (payment accepted in belly rubs only).

Crawlspaces are out of sight… but they definitely shouldn’t be out of mind.

Standing water in a crawlspace can lead to moisture damage, wood deterioration, elevated humidity, mold growth, insulation damage, and even attract unwanted pests. Many homeowners never look underneath their home until a bigger issue shows up inside.

🚨 We inspect homes across Fort Smith and the River Valley every week — and some things keep showing up no matter the neighborhood, the price point, or the size of the home.

This week's inspections in **Fort Smith, Mountainburg, and Dyer** had a clear theme: the easiest fixes are being skipped, and they're also the most dangerous.

Here are the top 5 things our inspector documented this week:

🔥 **No smoke detectors** — found in multiple homes. Required by Arkansas law. Takes 20 minutes to fix.
☁️ **No carbon monoxide detectors** — CO is invisible and odorless. Don't assume they're there. Check.
⚡ **GFCI outlet not working** — the safety device designed to prevent shock was failing in a kitchen.
🌧️ **Downspouts draining at the foundation** — one of the most common causes of long-term foundation damage in our area.
🏗️ **Major structural concerns** — uneven floors, improper deck construction, and a cracked firebox. At one home.

⚠️ THREE "Major Deficiency" flags. One Fort Smith home inspection.

We don't use the word "major" lightly in our inspection reports. When we flag something as a Major Deficiency, it means: get a professional to evaluate this before you close. Period.

At a recent home inspection right here in Fort Smith, AR, our inspector documented:

🏚️ **Sloping floors in the living room** — possible structural movement
🪲 **Wood rot + pest activity on the exterior chimney** — significant deterioration
🔩 **Improperly built back deck** — beams nailed instead of properly connected, notched beams

And that's just the three majors. The same home had a **cracked firebox** (fire hazard), **no GFCI protection in the kitchen**, **three separate handrail problems**, and HVAC units running well below normal operating temps.

This is exactly why buyers need an inspection — not to kill deals, but to know what they're walking into.

Some of these issues are negotiable. Some are budget items. Some are non-starters. But you can't make those decisions without the information.
