I was reviewing an inspection report for the second time when my four-year-old wandered in with his usual list of questions after spotting the photos on my laptop. 😆

A few weeks ago, he learned all about how our air conditioner works. This week, he got a crash course on electrical panels and insisted on checking out ours several times.

His curiosity never stops, but it sure helps him learn. ❤️

The process.

New roof. New siding. New gutters.

Same house. Completely different look.

Exterior improvements like these can make a huge difference in both curb appeal and value.

A lot of decisions went into this project, but seeing the finished result made it all worth it.

P.S. If you’re dealing with storm damage or an insurance claim, don’t try to figure it all out alone. I’ve been through the process myself and have some great contractors I trust. Happy to point you in the right direction. 🏠

Our AC stopped keeping up this week and the temperature in the house just kept climbing. 😅

Before you spend money on a service call, here are a few quick things you can check first:

✅ Replace your furnace filter (a dirty filter can restrict airflow)

✅ Check your breaker box (this ended up being our issue)

✅ Make sure the fan outside is actually spinning

✅ Put your hand over a vent and see if the air feels cold or warm

✅ Make sure your thermostat is set correctly and the batteries aren’t dead

✅ If you have ice on the unit or refrigerant lines, turn the system off and let it thaw

If you’ve checked all of those and it’s still not cooling, it’s probably time to call a professional.

Hopefully this saves someone a little time, money, and a very sweaty afternoon. 😂

The house itself is only part of the decision. 🏡

One thing I noticed over the years while showing homes is that buyers don't always realize this.

Sometimes a home checks every single box online, but once you get there, something can still feels off. Other times, a house surprises people because the neighborhood, layout, and overall feeling just works for their life.

Things like:
• the drive home after work
• home layout
• nearby conveniences
• the neighborhood atmosphere
• how the home feels during everyday life

…all start to matter more than people expect.

That’s also why I created this buyer questionnaire below. It helps narrow down not just the type of house you may want — but the lifestyle and everyday feel you are looking for too.
