Today Kirk Hous Properties, LLC Houston Haney joined with Sarah Elaine King on a property purchase of a duplex in 46805. While we already do business together almost everyday this duplex will be the first property for our new equity partnership.. Big Beautiful Boxes, LLC… or the alternative name that I prefer… bigolbeefburrito.com, LLC. Thanks to TJ Short for allowing no limits to the fun. Leah Graham was perfect and made everything happen as we ran around this morning to get it closed. Love the folks at Metropolitan Title. Afterwards I got head to toe covered in paint and lost the keys to the duplex.

Nothing like a good “accent ceiling”. Still needs a couple wall touchups but this color is a hit after a new ceiling. Next time I’ll bring a ladder instead of monkeying around the kitchen cabinets. Alright. I am not done… 86.5% of the way there but I got to thinking today while working in our fourplex in New Haven that Houston Haney and I own under Kirk Hous Properties, LLC. The transformation on this guy is pretty special. I am pretty sure this four plex has been, currently is, and maybe always will mark my skill level and patience in renovation. 1860’s brick buildings are fun, but often tough to work with. I remember specifically when we started renovating the other three units how afraid I was to use anything but grey on walls, intimidated by door framing, and unable to trim or finish trim. Participating in over 70 properties either through direct labor or helping to manage I have learned a lot but this place always shows up with a challenge. Can’t wait to show this guy off when it’s complete….

Today Kirk Hous Properties, LLC closed on a giant adventure in the making with an awesome partner. I am particularly proud of the creative negotiations that we did to nab this on market property in 46825. When finished it should be a 6 Bedroom 3.5 Bath house at 4500/5200/5500 sq feet? This is a bigger leap than any of those we have been recently taking. While Houston Haney wasn’t there to drink expensive Arnold Palmers Jataun Pope got his first taste of the title life! Don’t worry we got to keep the tradition of having the worst title company celebration pics at Metro North. We missed a couple of bad photo shoots to remote closing. So many awesome renovations coming very soon. Maybe one complete tomorrow…!!.!.!. Thanks Mike Kelly for putting up with our tradition.

The was probably the biggest challenge Kirk Hous Properties, LLC has faced yet. Strap in it is story time…

Over two years ago I walked a house with an investor and loved the location but it needed a ton of love. Some cosmetic and some real issues. A month or so later we were furnished and off to the races. It did well as a 4/2 house in Huntertown. 4 months in we got a lease for over 13 months at a price that was staggering. Some small issues existed in the time the time the tenant was in but nothing major. After the tenant vacated we found the home destroyed. Utterly destroyed. Worse than pre renovation. Name a mechanical system or issue and we had it. We even had to have the yard graded because the dogs had been intent on reaching China and had unearthed the sewer line. Without discouragement and with a lot of patience our partner investor gave us the grace to put it all back together. First, Taylor Sorg and Flying Dutchmen Project and Property Services trashed the whole house out including most appliances. Next Oscar Aguilar redid the landscaping and graded. Then JC Ramirez Properties LLC helped the stinkiest garage of all time by painting and hitting drywall. Then we put in new carpet, flooring, plumbing, closets, appliances, garage door openers, couches, beds, decor and Custom Cleaning LLC hit the property multiple times. After 2 months of work we were 80% finished and through a fluke of Airbnb we ended up booking when we should not have. 4AM yesterday I was almost done placing amenities and decor but was missing a few items. Home complete today at 3:55 PM. Guests Arrived as I was backing out for a month stay at 3:56. With a team like ours and friends like we have, it is very hard to keep us down. Thank you to all for the help!!!
