When Luke was referred to me, he was already living out of state and had never sold a home before.

In the end, Luke sold for top dollar, avoided months of carrying costs, never had to do a price reduction on the MLS, and got to focus on his new life instead of worrying about a house he had left behind.

I never want a client wondering what’s happening or what comes next.

One of the hardest decisions families make is admitting they’ve outgrown a home they love.

Not because there’s anything wrong with the house.

In fact, that’s what makes it so difficult.

It’s where you brought the baby home.

It’s where birthdays were celebrated.

It’s where memories were made.

But over time, things change.

The kids get bigger.

The toys multiply.

The guest room becomes an office.

The dining table becomes a homework station.

And little by little, the house that once felt perfect starts feeling crowded.

I talk to a lot of families who think they need a bigger house.

Most of the time, what they really need is permission to admit their life has changed.

The goal isn’t to stay in the same house forever.

The goal is to create a home that supports the season of life you’re in.

If your house feels smaller than it used to, it doesn’t necessarily mean you’ve made a mistake.

It might just mean your family is growing.

And that’s a pretty great problem to have.

Everyone wants to know what the market is doing.

Is it a buyer’s market?

Is it a seller’s market?

Are rates going up?

Are prices coming down?

Here’s what I’ve learned after helping a lot of people buy and sell homes:

The market matters a lot less than people think.

Prepared people win in every market.

Unprepared people struggle in every market.

I’ve seen buyers purchase homes in “bad” markets and build incredible wealth because they had a plan and were ready to act.

I’ve also seen buyers sit on the sidelines waiting for the perfect market and miss opportunity after opportunity.

The same is true for sellers.

A prepared seller with the right pricing, presentation, marketing, and strategy can have tremendous success in almost any market.

An unprepared seller can struggle even when conditions seem favorable.

The people who consistently win aren’t the ones who perfectly time the market.

They’re the ones who prepare for it.

That’s why when someone reaches out to me, I spend far more time helping them build a plan than I do trying to predict what the market will do next.

Because nobody controls the market.

But you can control how prepared you are.

And that’s where the real advantage comes from.

One thing I’ve realized as a dad is that there will always be more work to do.

One more email.
One more phone call.
One more project.
One more thing on the to-do list.

But my kids don’t care about any of that.

They just want me to play.

The other day I stopped what I was doing for a little while and went outside with the kids. Nothing special. No big trip. No expensive activity. Just time together.

And it reminded me of something important.

Years from now, my kids probably won’t remember the emails I sent or the deals I closed.

But they’ll remember that Dad played with them.

They’ll remember that I was present.
I’m not perfect at it, and there are plenty of days I get it wrong. But I’m learning that some of the most important moments in life happen when we intentionally set aside what feels urgent and focus on what actually matters.

The work will still be there tomorrow.

These little years won’t.
