MYTH: You need a huge down payment and thousands of dollars in the bank to buy a home.

The truth is, some buyers can purchase a home with 0% down and little to no money out of pocket.

Now, that doesn’t mean everyone qualifies, and it doesn’t mean it’s always the best option.

But every year I talk to people who spend months or even years believing they can’t buy a home because they don’t have 20% down.

In reality, there are loan programs that allow qualified buyers to purchase with 0% down, and there are situations where sellers, builders, or lenders can help cover closing costs.

I’ve helped buyers purchase homes who were convinced they needed tens of thousands of dollars saved up, only to find out they were much closer than they thought.

That’s why I always tell people not to disqualify themselves.

Talk to my lender. Build a plan. Understand your options.

The biggest mistake isn’t having questions.

It’s assuming homeownership is impossible without ever finding out what’s actually available to you.

Why do I let my clients cancel anytime?

Most real estate agents think that’s crazy.

Because if a client can leave at any time, it means I have to earn their business every single day.

And honestly, I think that’s exactly how it should be.

Too many people have horror stories about feeling trapped in a contract with an agent who stopped communicating, stopped marketing, or simply wasn’t doing what they promised.

I’ve never believed that’s the right way to do business.

If I do what I say I’m going to do, communicate the way I promise, and provide the level of service my clients deserve, then there should never be a reason for someone to feel stuck.

The truth is, I don’t want clients who stay because a contract forces them to.

I want clients who stay because they trust me.

That’s why every client I work with can cancel at any time.

Not because I expect them to.

But because I believe trust should be earned, not required.

Sometimes The Most Productive Thing You Can Do Is Step Away

We’re taught that success comes from doing more, working longer, and staying busy every minute of the day.

This week I took some time away from work and headed to the Kingdom Cattle ranch.

No emails. No meetings. No deadlines.

Just fresh air, open pasture, cows grazing, and time with the people who matter most.

It’s funny because every time I do this, I realize how much clarity comes from slowing down. Some of my best ideas don’t happen sitting behind a desk. They happen riding around the ranch, checking fences, watching the kids explore, and enjoying the life we’re working so hard to build.

The ranch reminds me that success isn’t just about building a business. It’s about building a life worth living.

At the end of the day, the goal was never to be busy. The goal was freedom, family, purpose, and the ability to be present for the moments that matter most.

MYTH:
“You need to have everything figured out before talking to a realtor.”

TRUTH:
That’s actually backwards.

Some of the smartest buyers and sellers I work with reach out LONG before they’re ready.

Not because they’re ready to move tomorrow…
But because they want a plan.

They want to know:
• What they should be doing right now
• What mistakes to avoid
• How much money they may need
• What timeline actually makes sense
• What could hold them back later

The people who wait until the last minute usually feel stressed and rushed.

The people who prepare early usually feel calm and confident because they’ve already positioned themselves to win.

And honestly… most people don’t need more pressure.
They need clarity.

That’s why I always tell people:
You do not have to be “ready” to ask questions.

If you’re thinking about buying, selling, upsizing, downsizing, or even just curious what a future move could look like 1–5 years from now… that’s actually the PERFECT time to start the conversation.

Most real estate signs are designed to advertise the agent.
Mine are designed to sell the house.

Most agents use the same generic sign on every listing.
I don’t.

Every single one of my listings gets a custom-designed sign built specifically for that home.
Different colors. Different messaging. Different strategy.

Why?

Because the goal isn’t to blend in.
The goal is to STOP people.

I want buyers driving by to notice it instantly.
I want neighbors talking about it.
And I want the sign itself generating leads for the seller.
