Property value notice came in and you do not have to just accept it.

In Texas, homeowners can protest their property value themselves. In most cases, the deadline is May 15 or 30 days after your notice was mailed, whichever is later. In Tarrant County, you can file online and upload supporting evidence.

A strong protest usually includes things like:

photos of damage or deferred maintenance
foundation, roof, or repair estimates
engineering reports if needed
comparable sales or value support showing why the district’s number is too high

You can absolutely do it yourself, and many owners should. Start by reviewing your notice, checking the appraisal district’s value, gathering photos and repair info, and filing before the deadline. You can also request an informal conference before the ARB hearing.

This home was part of a probate family sale, was exceptionally well cared for, and was priced below county appraisal to sell quickly. It immediately drew strong attention, with five offers submitted within just a few days. We got under contract on day four, and even though my clients’ offer was not the highest, the strength of their terms and the confidence I was able to provide that we would close smoothly and quickly helped make the difference.
By God’s grace, everything came together exactly the way it needed to. 🙏 Their offer was selected, and we closed in just 20 days, 5 days faster than the already short timeline requested.

So excited for my first-time home buyers who just secured this beautiful, well-cared-for home!

This one moved FAST, going under contract in just 5 days. We knew it was priced to sell, so we took a strategic approach. After analyzing true value and getting fully approved with a strong lender, we submitted a competitive offer with terms that stood out to the seller. Even though our price wasn’t the highest, the structure of the offer made all the difference.

Two lockboxes removed. Two signs pulled. Two happy clients. All in one week. ✅🏡🔑

I’m grateful to be across the finish line on both of these closings, especially in a market that’s been challenging. Days on market can stretch, financing can fall through, and deals can feel like they’re one phone call away from changing. Getting to the closing table isn’t just “collecting a check” or “getting a percentage.” It’s the behind-the-scenes work most people never see: the constant follow-ups, problem-solving, negotiating, coordinating, and keeping everyone calm when things get tense.

I take a lot of pride in how I show up for my clients. I try to serve people the same way I’d serve my own parents and family. At the end of the day, my business is built on reputation and referrals, and I never take that trust lightly. Whether it closes fast or takes longer than anyone expected, I’m in it to make a real difference and help my clients reach their goals.

This year marks going on 7 years in real estate, and it has tested my patience and stretched my faith in a big way. From the COVID market, to rising interest rates, to shifting conditions, I’ve learned (over and over) that God’s timing is perfect, even when it doesn’t match mine. I may want things to work out one way, but God often has a better plan, and learning to trust Him through this work has changed my character more than anything else.
