Should I sell my current home first? Or start looking for my next one first?

Here’s my honest answer — there’s no one-size-fits-all solution. It depends on your situation, your timeline, and the market. 😊

Here are the most common approaches:

This is Part 2 of 2 — and this one got me. ❤️🥲

That’s my boy.

Spending the summer in Bridgeport, Nebraska working a feedlot for our friends who he hasn’t seen since we moved away in 2015. Wide open skies, hard work, and a young man who showed up and didn’t look back.

Scott and I flew out to surprise him for the 4th — and watching him out there doing the work, laughing with us in between — I don’t have words for it.

This is exactly the season of life I’m in. Kids grown. Doing their own thing. And the freedom to just drop everything and go be with them when it matters.

That freedom is what I help empty nesters and downsizers in North Fort Worth, TX find every single day. Less house. Less maintenance. More time for the moments that actually count. ❤️

Most people spent the 4th of July at a cookout.

We flew to Bridgeport, Nebraska to watch our son work a feedlot. 😊

Trevor is spending the summer out here — and Scott and I dropped everything to go see him. Wide open skies, corn as far as you can see, and a kid who isn’t afraid of hard work.

This is exactly why I do what I do every day in North Fort Worth, TX.

Scott and I are celebrating from Nebraska with our son today — but our hearts are always in North Fort Worth. 😊❤️

I hear it all the time.

“We’ve been thinking about downsizing but we’re worried about what we’ll owe in capital gains when we sell.”

I get it. That’s a real concern. But here’s what most people don’t know. 😊

The IRS Section 121 exclusion allows:

$250,000 tax free if you’re single ✅ $500,000 tax free if you’re married ✅

As long as you’ve lived in your home for 2 of the last 5 years — which most of my clients have — that exclusion covers the entire gain for most North Fort Worth homeowners.

That means the equity you’ve built up over the years?

Most of it goes straight into your pocket. 💰

Now I’m not a CPA and every situation is different — so I always recommend talking to your accountant before making any decisions. But for most of my clients, this exclusion covers their entire gain.
