“Under contract” feels like the finish line. It’s really the start of the busiest stretch. Here’s what’s happening in the 30 days before closing, so nothing catches you off guard:

📋 **The option period:** the buyer’s window to inspect and negotiate. This is when repair requests come in.

🏦 **Lender work:** the buyer’s appraisal and loan approval keep moving behind the scenes.

🏢 **The title company:** they confirm the title is clear and prepare your closing documents.

🔧 **Agreed repairs:** anything we negotiate gets scheduled and completed.

🧳 **Your move-out plan:** this is when your next home and your timing have to line up.

🔑 **Final walkthrough and closing day.**

Every one of these has a date attached, and I track each one so you don’t have to. It can feel like a long month, but you don’t have to carry it alone.

Three questions I hear in almost every first meeting with downsizers in North Fort Worth, and my honest take on each:

🔑 “What’s the best way to use my equity to buy before I sell?” Start with a lender conversation before anything else. There are a few ways to make it work, and the right one depends on your equity, your numbers, and your timeline. That’s why I map it out with you before we look at a single home.

📈 “Is now a good time to sell?” I look at what’s happening in your specific neighborhood, not just the headlines, and I give you my honest read.

⏳ “How long will it take my home to sell?” Pricing, condition, and timing all play a part. I show you what comparable homes near you have actually done, so you get a real range instead of a guess.

None of these have a one-size-fits-all answer, and that’s okay. They’re the right questions to be asking.

No kids to coordinate around, no one to find a sitter for. Just grabbing our gear and heading out to watch some college football today.🏈

Oklahoma State isn’t even playing today, but that orange is going on anyway. Some things don’t need a game on the schedule. 😊

This is one of my favorite parts of this season of life. The freedom to just go and do something we enjoy, on a random Saturday, no planning required!

🗓️ 4-6 months out: Walk your home with fresh eyes. What needs attention before it goes on the market?

🗓️ 3 months out: Let’s talk pricing, timing, and whether buying first makes sense for you.

🗓️ 6-8 weeks out: Staging, professional photos, and finalizing your listing strategy.

🗓️ The week of listing: Final walkthrough and last-minute touches, then we’re ready to go live.

Starting early isn’t about rushing. It’s about not looking back and wishing you had more time.
