"What does a foundation report even mean?"

I've had agents call me and say exactly that. No shame in it — you shouldn't need an engineering degree to understand a report about your client's house.

Short version: look at the elevation map. If the difference between the high point and low point is over an inch, that usually means something needs attention. If it says "performing as intended" — you're good.

And if you're ever confused by a report, call us. We'll walk you through it even if we didn't do the inspection.

Got a call last month from a buyer's agent in Burleson. Her client's option period was expiring in 3 days. Another company had done an inspection but ghosted on the report. Buyer was ready to walk.

We inspected the property the next morning. Called the agent that afternoon with results. Had the written report to her by the following day. She negotiated seller credits, closed on time, and her buyer got the repairs done the next week.

That's just how we work. When it matters, we show up.

Spring market is here, DFW agents. Some stuff to think about:

Listing side — a pre-listing foundation inspection is free from us and it eliminates one of the biggest unknowns in negotiation. Even if the foundation is fine, having that report in your packet says something.

Buyer side — always recommend an independent inspection during option period. The general home inspection is not a foundation inspection. Different thing entirely.

Both sides — just save our number. When it comes up (and it always comes up), you want someone who picks up the phone and moves fast.

They do it because their clients come back and say "that foundation company you sent us to was great." That's it. That's the whole strategy. Do good work. Be honest. Answer the phone. Everything else takes care of itself.

"How much does foundation repair cost?"

I get it — that's the first thing everyone wants to know. And I'm not gonna give you a vague "it depends" and leave it at that.

Real numbers: a straightforward job with 4-6 piers usually runs $3,000 to $6,000. Bigger job, maybe 12-15 piers, you're looking at $8,000 to $15,000. Drainage work is typically $1,500 to $5,000 depending on what's needed.

What drives the price is how many piers, what kind of foundation you have, and how bad the settling is. We do free inspections so you know exactly what you're looking at before we talk money. No surprises.

Happy Wednesday DFW. Go check your gutters this weekend. No seriously. Clogged gutters dump water right next to your foundation and that's one of the easiest problems to prevent. I know it's not glamorous. But neither is a $7,000 repair bill.
