Before a home goes on the market, a lot of the preparation happens before the photographer ever arrives.

Those conversations are rarely about making a home look like a magazine. They're about deciding what buyers are most likely to notice and helping them focus on the space itself.

Sometimes that means clearing a few surfaces, putting away personal photos, or removing a piece of furniture. Just as often, it means deciding that something isn't worth spending money on.

Not every room needs the same attention, and not every home needs a long list of projects.

Photos are often the first showing, so a little thought beforehand can go a long way.

A misconception I hear from buyers fairly often is that they'll always have another week to think about it.

Sometimes they will.

Sometimes they won't.

A well-prepared, well-priced home can attract a great deal of interest very quickly. That's one of the reasons I spend so much time with buyers before we ever start writing offers.

Understanding priorities, discussing different scenarios, and having a plan in place allows decisions to be made with confidence rather than under pressure.

The goal is never to create urgency.

The goal is to be ready when the right opportunity comes along.

One thing that has surprised me over the years is that many homeowners aren't actually ready to sell when we first talk.

They're simply trying to understand what their options might look like.

Questions about timing, the next move, or whether it even makes sense to make a change often come long before a home ever hits the market.

Sometimes, a conversation and a plan are all that's needed.

One of the biggest concerns I hear from potential sellers right now has nothing to do with price.

It’s this:

“What if I sell and then can’t find somewhere to go?”

And honestly, that concern is completely understandable in today’s market.

What many people don’t realize is that selling a home is rarely just about putting it on the MLS and hoping for the best. Timing matters. Strategy matters. Sometimes the smartest move is to prepare early and wait. Other times it’s about creating flexibility before the home even hits the market.

The goal isn’t simply to sell a property.

It’s making sure the next move works financially, logistically, and emotionally too.

Back Bay, Seaport, and Brookline are all relatively close geographically, but they each feel completely different once you spend time there.

Different pace. Different atmosphere. Different way of living day to day.

That’s one of the things I appreciate most about Greater Boston. There’s truly a place for almost everyone depending on how they want to live.
