Hey friends! I hope youโ€™re doing well and enjoying the start of summer โ˜€๏ธ I wanted to drop in with a quick real estate update based on what Iโ€™ve been seeing lately in the Nashville market.

โžก๏ธ Multiple offers are still happening โ€” especially in certain price points and hot locations!
Last weekend, I hosted an open house for one of my listings in Bellevue, and a buyer told me they had just lost a bidding war. They were ready to write a full-price, no-contingency offer if our current (full-price) offer fell through. Wild!

So if youโ€™re seeing homes sit on the market longer than the โ€œCOVID 30โ€ days we all got used to... donโ€™t worry. Thatโ€™s normal now. The ones that are still moving quickly? Theyโ€™re priced strategically and in great spots.

Sellers are still hoping for strong prices (understandably!), but with the right prep and guidance, you can absolutely position a home to shine and sell well.

๐ŸŽฏ For example: My sellers just got a full-price offer in under 24 hours โ€” but it took WORK to get there.
We delayed going live by two weeks to paint, clean carpets, pressure wash, and prep the home for top-dollar photos and showings. They didnโ€™t want to spend the money... but they saw the return โ€” and walked away with an extra $25Kโ€“$30K for the effort!
