Even with mortgage rates staying slightly elevated, the Fredericksburg, VA real estate market kept its momentum in July! Here's the local breakdown:

📍 City of Fredericksburg — Biggest mover in the region! Median sales price jumped to $597,500, up 27% year over year. Only 20 homes sold in the city proper (down 17% from July 2025), meaning inventory is tight and buyer competition is real.

📍 Stafford County — Steady growth with median sales price at $579,450, up 6% YoY, and total sales up 12% with 216 homes sold.

📍 Spotsylvania County — Holding strong and stable. Median price sits at $482,999, virtually unchanged year over year, with 175 homes sold (just 1% below last July).

Paint is one of the cheapest fixes we have. 🎨🚦

School starts officially tomorrow. Stafford County has invested a fortune in beautiful new schools off Stafford Plaza.

We're starting to see kids cross Route 17. On foot. On bikes and scooters. It’s only a matter of time before someone misses the bus and decides to walk across 17 — maybe for the first time, and maybe for the last.

I’m asking our elected officials to work with VDOT to make our school zones safer. Here’s where I’d start:

📍 Paint the 45 mph speed limit on 17 before Holly Corner — remind drivers they’re not on a 70 mph interstate
📍 Paint “ Slow Down”
📍 Paint pedestrian crossings on the asphalt so out-of-state drivers know what’s ahead
📍 Add signage reminding drivers that Virginia law gives pedestrians the right of way.

I love Stafford County; let’s make it safer.
