April continued to show strong momentum across the Fredericksburg-area housing market — especially here in Stafford County. 📈🏡

According to the Fredericksburg Area Association of REALTORS®, Stafford County saw 168 homes sold in April, up more than 12% year-over-year, while the median sales price climbed 3% to $552,500.

FAAR Director Jennifer Caison noted that the market remains very active on both the buyer and seller side. Well-prepared, move-in ready homes priced correctly are still moving quickly, especially under the $450K price point where competition remains intense and multiple offers are common.

At the same time, increasing inventory is creating a healthier and more balanced market overall — giving buyers a bit more room to negotiate on things like closing costs and inspection repairs.

What does this mean if you’re thinking about buying or selling?

Some homes are harder to say goodbye to than others.

This sale was a bittersweet one. My sellers poured an incredible amount of time, care, and effort into preparing this home; every detail was thoughtfully considered, every space made ready for its next chapter.
