New construction in Hammock Bay is selling for 24% more than resale — and getting full asking price doing it. But zoom out to Freeport overall, and resale homes are actually the ones pulling ahead in price.

We didn't guess at any of that — we pulled it from the MLS, split it by year built, and did the math ourselves, contradictions included.

West: 331 sold YTD, absorption down 41% YoY, pending up 21% at more value-driven prices

East: 827 sold YTD, absorption down 51% YoY, contracts closing in HALF the time

Detached homes still dominate ~75% of sales on both sides — but East condos are commanding 2x West's price per sqft.
