My buyer purchased this home and only brought $4,850 to closing.

That amount covered his home inspection, pest inspection, appraisal, and the remaining funds needed for his down payment and closing costs.

How did we make it happen?

He qualified for a CalHFA down payment assistance program, and we successfully negotiated a $10,000 seller credit to help offset closing costs.

On top of that, we negotiated:

* A new roof valued at $9,900
* Pest work completed by the seller valued at $1,260
* Several additional repairs and improvements

I helped these buyers purchase this property a few years ago, and I had the opportunity to help them again—this time selling it. We got into contract within the first four days on the market, but those buyers ended up backing out. A few weeks later, we got it back into contract with a full-price cash offer.

In this market, some homes are going to sit a little longer. You just have to stay patient and wait for the right buyer.
