If you’ve been waiting for mortgage rates to drop before making a move, the latest numbers are a good reminder that the rate is only one part of the decision.

According to the National Association of REALTORS®, mortgage rates are currently near 7%. NAR Chief Economist Lawrence Yun says buyers should be prepared for rates around this level for now rather than making plans based on the assumption that a significant drop is right around the corner.

But there’s another side to today’s market that matters.

More inventory and fewer buyers competing for some properties can create opportunities to negotiate on price, concessions or other terms. That doesn’t erase the impact of a higher interest rate, but it can change the overall numbers.

And if you’re looking in Rockwall, Royse City or farther east of Dallas, I think the better question is not simply, “Should I wait for rates to fall?”

It’s: What opportunities exist in the market I’m buying in right now?

Every property and every buyer’s financial situation is different. The right home at the right price with favorable terms may make more sense than waiting for a mortgage rate none of us can predict.

If Rockwall, Royse City or the area east of Dallas is on your home search, there’s a week coming up that buyers should know about.

Realtor.com has identified September 27 through October 3 as the best week of 2026 to buy a home nationally, and Dallas is one of the major markets where that timing lines up locally.

Why?

Historically, this time of year brings together several things buyers want: more homes to choose from, less competition, a slower pace and more potential negotiating room. Nationally, Realtor.com projects buyers could see nearly 32% more active listings than at the beginning of the year during that week.

Here closer to home, there are signs that buyers have choices too. Realtor.com's latest data shows Royse City with 591 homes for sale, active inventory up 8.6% from a year ago, and the market currently favoring buyers.

That doesn't mean September 27 suddenly makes every house a deal. And it certainly doesn't mean you should buy a home simply because a report says it's the “best week.”

What it does mean is that prepared buyers may have an opportunity this fall.

Whether you're looking for a home in Rockwall, more space in Royse City, or land and acreage farther east of Dallas, knowing what is available and where you may have negotiating leverage can make a difference.

More space without giving up access to Dallas. That combination is getting a lot of attention east of the city. 🌳

For buyers who want more land, a little more breathing room and a different pace of life, communities east of Dallas such as Rockwall and Royse City can open up possibilities that are harder to find closer to the urban core.

And “more space” can mean something different for every buyer. Maybe it’s a larger homesite. Maybe it’s a few acres with room for a shop, animals or outdoor living. Maybe the goal is a true farm or ranch property.

That’s also why buying acreage requires a different kind of search. The land itself matters just as much as the house. Access, utilities, restrictions, exemptions and how you ultimately want to use the property all need to be part of the conversation.

If you’re selling acreage, the number of acres is only the beginning of the story.

Land buyers look at property differently than traditional homebuyers, and good land marketing should anticipate that.

They may want to understand legal access and road frontage. Where are the boundaries? What utilities are available? Is there a well? What improvements already exist? Are there easements or restrictions? What rights convey? How has the property been used, and what could it potentially support?

Those details can influence not only who is interested in the property, but how they evaluate its value.

And that’s why I don’t believe acreage should simply be marketed as “X acres for sale” with a few pretty photos.

The goal is to help qualified buyers understand the land itself, its improvements, its characteristics and the possibilities it may offer. Texas A&M AgriLife recommends evaluating many of these same factors when purchasing rural property, including access, utilities, water, easements, property rights, existing infrastructure and land characteristics.

Buying land with an ag exemption? One of the first questions I’d ask is: What will it take for YOU to keep it?

In Texas, what people commonly call an “ag exemption” is actually a special agricultural or open-space valuation for property-tax purposes. And seeing that valuation on the seller’s current tax record does not mean a buyer should automatically assume nothing will change after closing.

Before purchasing, I want buyers asking questions such as:

What is the property’s qualifying use history?

What requirements does the county appraisal district have for acreage, intensity of use and continued qualification?

Does the buyer’s intended use of the land support that valuation?

Could changing the use create additional tax consequences?

Those questions matter because the value of acreage isn’t just about what you pay for the property. It’s also about understanding what ownership may cost you after closing.

Texas A&M AgriLife specifically recommends that rural land buyers verify the property’s use history and qualification requirements and understand the possibility of rollback taxes if the land use changes.

This is one of the reasons buying land is different from buying a house in a subdivision. There are layers to investigate before you decide a property is the right one.

A road leading to a piece of land does not necessarily mean you have the legal right to use it.

That is one of the details I want buyers thinking about BEFORE they fall in love with acreage.

When you’re buying rural property in Texas, access needs to be part of your due diligence. Is the property directly accessible from a public road? If not, is there a recorded easement? Where does it run? Who can use it? Are there restrictions on its use or maintenance?

These questions matter because legal access can affect far more than how you get onto the property. It can affect financing, title insurance, what you can ultimately do with the land and even how easily you may be able to sell it later.

And access is only one piece of land due diligence.

I also want buyers looking at the survey, easements and rights-of-way, utilities and water availability, septic feasibility, restrictions, property rights, fencing and whether the land actually works for what they plan to do with it.

A beautiful piece of acreage may catch your eye.

Understanding what comes with it, and what doesn’t, is what helps you make a smart purchase.

One of my favorite things about Rockwall? Some of the best parts of living here have nothing to do with the house itself.

Giovanni Italian Restaurant at The Harbor Rockwall is one of my favorite local places to eat, and if you ask me what to order, I’m probably going to tell you the steak and shrimp. It’s amazing.

But one of the reasons I love Giovanni is that there really is something for everyone. Pasta, seafood, steak, w**e or cocktails, plus dishes like lobster ravioli pescatore, blue crab stuffed shrimp, scallops and Parmesan-crusted chicken. Add the setting at The Harbor and those beautiful Lake Ray Hubbard views, and it’s easy to understand why I keep going back.

And sometimes this is where real estate and community come together.

After a long day of showing homes with buyers, it’s nice to sit down over a good meal, talk about the homes we saw, what they loved, what they didn’t, and what we’re looking for next.

That’s part of what I love about helping people find a home here. I don’t just get to show them houses. I get to introduce them to Rockwall.
