🏡 What is the DFW housing market telling us this week?

Across Collin, Denton, and Dallas Counties, more homes close compared with the same period last year. Yet the three counties aren't moving in exactly the same direction.

Collin and Denton see softer new-listing and under-contract activity, while Dallas posts stronger pending activity. Price reductions remain common across the region, although Dallas moves differently from its northern neighbors with reductions increasing year over year.

That mix matters.

A county can show stronger sales while individual sellers still compete hard for buyer attention. The market rewards homes that enter with a thoughtful pricing strategy, strong presentation, and the right positioning against competing listings.

County-wide statistics tell us the direction of the market. Your home's value requires a closer look at your neighborhood, recent comparable sales, current competition, property condition, and buyer demand.

🏠 What is the DFW housing market telling us this week?

The August 23–29 market updates for Collin County, Denton County, and Dallas County show why it is important to look beyond broad statements like “the market is slow.”

Each county is behaving differently.

Dallas County saw more homes enter the market compared with the same period last year, while closed sales and pending activity moved lower.
Denton County also recorded a slight increase in new inventory, paired with softer contract and sales activity.
Collin County showed fewer new listings and fewer closed sales year over year, while homes going under contract remained relatively close to last year’s pace.

For sellers, this is a market that rewards realistic pricing, strong presentation, and proactive marketing.

For buyers, changing inventory and seller competition can create negotiating opportunities—but those opportunities vary by neighborhood, property and price range.

That is why I prefer to analyze the micro-market, not just the DFW headline.

What is the DFW housing market doing right now? It depends on where you look.

This week’s numbers from Collin, Denton, and Dallas Counties reinforce an important point: North Texas isn’t one uniform real estate market.

Collin County records a sizable year-over-year gain in closed sales, even as under-contract activity trails last year. Denton County pairs higher sales with stronger contract activity, while new inventory stays relatively steady. Dallas County also posts more closed sales, but both new listings and contracts come in below their year-ago levels.

Across all three counties, sellers are still adjusting prices. At the same time, some properties are receiving price increases. That mix tells us buyers are active—but they are paying attention to value.

For sellers, pricing and positioning matter from day one. For buyers, increased choice can create opportunities that weren’t available in a tighter market.

Real estate is local. A county-wide trend is useful, but your neighborhood and price range tell the story that matters most.

The answer depends on where you look.

In Collin County, sales activity trails last year and fewer new listings enter the market. Price reductions remain a major part of the landscape, which makes accurate pricing important for sellers competing for buyer attention.

Denton County looks different. Sales edge higher year over year despite a decline in new listings. Contract activity also holds slightly above last year, suggesting demand remains present even as inventory flow changes.

In Dallas County, sales, new listings, and homes going under contract all come in below last year’s levels. Interestingly, both price increases and price reductions decline, creating a different pricing picture from Collin and Denton.

The latest weekly numbers from Collin, Denton, and Dallas Counties tell three different stories.

Denton County paints a different picture. Sales and new listings are ahead of last year, while under-contract activity remains lower.
In Dallas County, closed sales are also ahead year over year, even though new inventory and contract activity have eased.
