Some projects buyers will overlook. Others can change the way they see the entire house.
Knowing the difference is a big part of preparing a property for market.
This house had several unfinished trim and detail projects that might look relatively minor on a punch list—but they’re exactly the kinds of things buyers notice when they walk through a home.
They create questions. They make a property feel unfinished. And sometimes they become the reason a buyer starts mentally discounting it.
That’s where my approach to listing prep is different.
It’s not:
“I know a guy. Here’s his number. Give him a call and you guys figure it out.”
We walk the property. We identify the projects that matter. We put a plan together. And then we make it happen.
The before-and-afters in this video are just the beginning.
And the property we’re working on? It may be one of the more interesting projects I’ve had the opportunity to prepare for market.
