The market may be changing faster than the headlines suggest. 👀

Homes went under contract in 18 days, down from 33 while sellers still received 99.3% of their original asking price.

So instead of asking, “Is it a buyer’s market or a seller’s market?”

Maybe the better question is: What is the market actually doing right now?

Every buyer asks me some version of “okay so what’s this actually gonna cost me before I get the keys.” 🤔

So I wrote it out. Earnest money, inspections, appraisal, closing costs all of it, in the order you actually pay for it. 💸 The county you buy in changes the math more than people think. 🏡
