This example is the result of a long term leak due to a rusted shower pan. Homes built prior to 1990 are likely to have metal drain pans in use under the tile and are beyond their typical life span. They rarely shows signs of leaking from inside the home until extensive framing damage has already occurred. Typically this repair would involve demolition of the lower wall tile, floor, and curbing to the subfloor level. Damaged framing would be repaired, drain lines/fittings modified for compatibility with the replacement pan, then rebuild the affected areas.
