Another one we’ve been working on the past couple weeks.

This one is a little different for us because it’s pretty far out of town, closer to the airport than most of the properties we usually work with. Because of that, it’s a bit of an experiment.

Part of what I enjoy about this business is figuring out how to make different types of homes work in this market. Some properties succeed because of location. Others succeed because of design, amenities, or how they’re positioned to guests.

This one will be interesting to watch.

We’ve been dialing in the setup, getting the listing ready, and building the strategy around the kind of traveler that would actually want to stay here.

I’m excited to see how it performs.

Final part of the inspection walkthrough. This is the last check before a guest arrives, and honestly this is where most hosts miss things. Inventory, final touches, staging, and making sure the home is truly guest ready.

LTR vs STR in Gainesville is one of the most common questions I get.

So I decided to break it down the simple way.

In this carousel I compared long term rental income vs short term rental income for properties from 1 bedroom all the way up to 5 bedrooms, then tallied up which strategy made more.

Final score
STR won 4 to 1.

And what makes this even more interesting is these numbers are based on average STR performance, not even fully optimized listings with strong pricing strategy, great design, and solid operations.

So the gap can be even bigger when the short term rental is actually being run correctly.

Of course STR comes with more work and higher expenses, but when it is done right, the upside in Gainesville is very real.

If you are a local owner and have been debating which direction to go, this should give you a clearer picture.

This is the other big room in the house and it has so much potential, but I want to build it based on what guests would actually enjoy.

The vibe we are going for is peaceful, private, calm, and like a true retreat.

I also go into specific niche features of this home that will translate well to short term renting.

This is where small changes can have a big impact on booking rate, reviews, and overall performance.

I also share what I would keep, what I would remove, and what I would add to make the home feel more intentional and guest friendly.

A lot of Airbnbs do not fail because the home is bad. They fail because the setup is not thought through.
