Nationally, home values appreciated by about 1.5% in late Q2—slightly up from 1% mid-quarter, but still lagging nearly 2 points behind inflation, which hovered near 3.5%. For the thirteenth consecutive month, real home values declined when adjusted for inflation, though both slower inflation and stronger nominal gains have eased the pace of that erosion. Interestingly, one federal measure has tracked positive annual appreciation in every quarter since early 2012, underlining the resilience of nominal pricing—even as buyers feel the pinch in real terms. As we move into the second half of the year, affordability remains front and center, especially with typical monthly payments on existing single-family homes rising and first-time buyers feeling the squeeze.
