**Heads up for anyone selling in Nebraska.**
Starting July 19, 2026, the Documentary Stamp Tax (also called the Real Estate Transfer Tax) is going up by $1.00 per $1,000 of sale price.
What that means in plain terms: this is a seller-paid tax at closing based on what the property sells for. On a $150,000 sale, the tax goes from about $348 to $498. On a $300,000 sale, it goes from about $696 to $996.
The rate moves from $2.32 to $3.32 per $1,000, and it applies to deeds recorded on or after July 19.
The additional revenue is directed to rural and middle-income workforce housing funds in Nebraska.
If you're closing this summer, make sure your net sheet reflects the new rate. Feel free to call or message me with questions.
