laborating with the community three years ago as a caseworker. Helping those families by providing resources and prayer to meet their financial and spiritual needs was such a fantastic opportunity. After two and a half years I felt that I was not doing enough and that I needed to go beyond my scope of expertise. New doors opened and a new position was offered to me as the Director of Code Purple to work with the homeless population in my home county. I could not have been more excited and took the opportunity. Working with the guests (homeless) gave me a better understanding of what it really means to have that basic need for our families. Be assured that working with me, finding your new home will always be my PRIORITY.

The home inspection period is one of the most important parts of buying a home in Delaware.

It's also the stage where expectations can get a little unrealistic.

Parker Group agent Nancy O'Brien breaks it all down in her latest blog — what inspections are actually for, what buyers can reasonably negotiate, and what falls outside the scope of the inspection contingency entirely.

Hint: asking for a new roof just because it looks old? Probably not going to fly. But an actively leaking roof? Absolutely a legitimate repair request. And those vintage pink bathrooms from the 1950s? Turns out some buyers actually love them.

Knowing the difference between a real defect and a design preference can keep negotiations productive — and keep deals together.
