I repeat.. DO NOT move to Georgetown, TX if you don't want to deal with..

✋Award-winning schools consistently ranked among the best in Texas. Leander ISD offers International Baccalaureate programs, STEM academies, and strong teacher retention. Your kids aren't just getting educated—they're being positioned for real opportunities.

✋A real downtown square that actually functions as a gathering place. Local breweries, live music, great restaurants, and coffee shops where you run into neighbors. It's a genuine community, not a manufactured lifestyle center.

✋300+ days of sunshine each year, which means more time outdoors and fewer months stuck inside. Your family can enjoy parks, trails, sports, and outdoor activities year-round.

✋No state income tax in Texas. That's thousands of dollars staying in your pocket every year instead of going to state taxes. Over time, those savings add up in a big way.

✋Home prices still significantly below Austin while being about 20 minutes from downtown. You're not paying Austin premiums just to get less house and less yard.

✋The San Gabriel River parks system provides hiking trails, kayaking, natural swimming areas, and beautiful green space right in your backyard. Weekend plans revolve around enjoying life, not sitting in traffic.

✋A strong local economy with opportunities in tech, healthcare, education, and remote work. Employers continue investing in the area because of the talent pool and quality of life.

✋Master-planned communities with standards that help preserve neighborhood appearance, property values, and community pride.

Seriously... Georgetown keeps attracting people for a reason. Great schools, lower taxes, strong home values, outdoor recreation, and easy access to Austin make it one of the most desirable places to live in Central Texas.

Most buyers think an inspection report is a pass/fail test.

It's not.

The report's job is to document everything, from a loose doorknob to a foundation issue. The trick is knowing which items deserve attention and which ones are simply part of homeownership.

The buyers who make the best decisions aren't looking for a perfect house. They're looking for a house with manageable problems and negotiating leverage where it counts.

Most buyers think overpaying by a few thousand dollars is a financial disaster.

In reality, it usually only hurts when you:
• Sell too soon
• Ignore resale value
• Buy based on emotion
• Stretch beyond a comfortable payment

The buyers who win long-term focus on location, affordability, future demand, and where they'll be 5–10 years from now.

Because real estate isn't a day trade—it's a long-term game.

Thinking about buying in Central Texas? Let's make sure you're making a smart move, not just chasing a price. 📩

Everybody thinks new construction is the safer buy…
until the upgrades start adding another $20K–$40K 👀

Builders price homes for profit.
Resale sellers sometimes price for urgency. Big difference.

Now when builders start offering:
🏡 Rate buydowns
🏡 Closing costs
🏡 Free upgrades

THAT’S when new construction gets interesting.

But without incentives?
Resale usually wins on:
🌳 Better lots
🌳 Better locations
🌳 More character

So what are you choosing right now: New construction or resale? 👇

Comment “NEW” or “RESALE” OR DM me “COMPARE” and I’ll help you decide what makes more sense financially.

Everybody says they want a house under $300K in Georgetown…
until they realize most of them are either tiny, outdated, or in rough locations.

So I went through the listings and picked the 5 that actually stood out 👀

Some are:
🏡 Better long-term investments
🏡 Better for families
🏡 Better for resale
🏡 And one of them might quietly be the smartest buy in Georgetown right now.

If you had $300K to spend today… which one are you choosing?

Comment the address OR DM me “GEORGETOWN” and I’ll send you the full list + other hidden deals before they disappear.

A lot of people moving to Central Texas make the same mistake:

They start with Austin… before looking at what’s happening AROUND Austin.

And honestly? That’s where some of the smartest opportunities are right now.

If I had a $500K budget today, these are the areas I’d seriously consider first — based on value, growth, lifestyle, commute, and long-term potential.

Some give you:
🏡 More house
🌳 More land
🚗 Easier commutes
📈 Better upside
💰 Better value per square foot

Because sometimes the best move isn’t buying IN Austin.

It’s buying near the path of where Austin is expanding next.

Which Central Texas area would you choose?

Cedar Park buyers are watching this one closely 👀

Most agents try to “test the market” with pricing.

We did the opposite.

1037 Cashew Lane was strategically priced to create urgency from day one — because in today’s market, attention creates leverage.

✔️ 4 bedrooms
✔️ 2,800+ sqft
✔️ Leander ISD
✔️ Established neighborhood + mature trees
✔️ Minutes from Brushy Creek, Lakeline, 183 & Parmer
✔️ Open layout + vaulted ceilings + flex space
✔️ Community amenities without Austin-level pricing

At roughly $204/sqft in Cedar Park… this is the kind of listing that makes buyers stop scrolling and start scheduling showings.

Because when location, layout, schools, and pricing all line up?

Momentum happens fast.

If you’ve been waiting for a Cedar Park home that feels like a smarter buy than everything else hitting the market lately…

This might be the one. 🔥
