I tell my buyers all the time: know the difference between what you NEED, what you WANT, and what you can CHANGE.

Paint can change. Flooring can change. A kitchen can be updated.

But location, lot size, school zones, your monthly payment? Those deserve a little more attention.

Don’t pass up a good house chasing a perfect one that may not exist within your budget.

My job isn’t just to open doors. It’s to help you see the possibilities, understand the trade offs, and make a decision that still makes sense after the excitement wears off.

Buying a home isn’t just about bedrooms, bathrooms, and square footage. It’s about how your family will actually live in the home.

When I’m working with families, we talk about what matters before we start running from house to house:

Narrow the search so we’re not wasting your Saturday.
Know your must-haves versus your nice-to-haves.
Consider schools, commute, activities, and everyday convenience.
And make the process work for the whole family.

And trust me, kids notice things we don’t. They’ll have their bedroom picked out before you’ve made it to the kitchen.

The goal isn’t to see every house. It’s to see the RIGHT houses.

True story from LAST week. 👀

I got fired by a buyer because I wouldn’t skip the process.

They wanted to go look at all the houses first and figure out the actual numbers with the lender later.

I don’t work that way.

Because falling in love with a $400K house means nothing if the monthly payment doesn’t love you back.

Price is one thing.
Your actual monthly payment is another.

So yes, before we start touring, we together build the strategy.

And sometimes doing my job correctly means losing the client.

If you plan on buying in the next 6–12 month, let’s know the numbers BEFORE we fall in love with the house.

Saturday reminded us just how quickly things can change.

If you’re in the Memphis area or have family still here, I’m simply checking on my people.

The storm that moved through Memphis and Shelby County left trees down, homes damaged and thousands of families without power. I know some of you are still dealing with the aftermath.

Being told “no” today doesn’t mean homeownership is off the table.

I can’t tell you how many people thought they weren’t ready to buy, only to find out they just needed a game plan.

Sometimes it’s improving credit.
Sometimes it’s lowering debt.
Sometimes it’s simply understanding your options.

I’ve watched people go from “maybe one day” to holding the keys to their new home.
