Have you been putting off buying a home because you're worried prices are going to fall?
I completely understand.
In fact, that's one of the biggest concerns one of my buyers has right now.
They're not looking for their forever home. Their plan is to buy now, live in it for about five years, then buy some land and build their dream home.
Their question to me was simple:
"What if I buy today and the market is lower when I'm ready to sell?"
The truth is, nobody can answer that with certainty.
Could the market level off for a while? Absolutely.
Could prices fluctuate over the next year or two? Of course.
But if I had to bet, I don't think a well-maintained home in a desirable area of the Memphis market is going to be worth less five years from now than it is today.
Why?
Because our strongest neighborhoods continue to have the things buyers want: good schools, established communities, limited opportunities for new development, and steady demand.
One thing I always remind my buyers is this:
Don't try to perfectly time the market.
Instead, buy a home that you believe someone else will want to own five or six years from now.
In fact, one of the reasons I'm so selective about the homes I recommend isn't just because I'm thinking about helping my clients buy a house today.
I'm already thinking about who's going to buy it from them when they're ready to sell.
That's how I believe every buying decision should be made.
