If you have a conventional loan and you're paying PMI, this one matters.
On September 16th, Fannie Mae changed its rules: your loan servicer is now allowed to contact you and tell you that you might qualify to drop your mortgage insurance based on your home's current value.
Before this, the rulebook literally said they "must not" call you about it. The call was banned — not the cancellation. You could always cancel. You just had to know to ask.
How PMI goes away:
• At 80% loan-to-value, you can request PMI removed.
• At 78%, federal law says it drops off automatically.
If your home went up in value, a new appraisal could already show 20% equity — even if you put 5 or 10% down. No refinance needed.
Servicers are allowed to call you now, not required to — don't wait for a call that may never come.
📩 Message me "PMI" and I'll run your numbers and tell you whether it's worth asking.
