It's true! You could potentially assume someone else's mortgage at 3% while today's interest rates are over 6%! What is the catch?

* You still have to qualify as if you were getting a new mortgage

* You have to pay the difference between asking price and the
seller's loan amount. Given the significant amount of
appreciation over the last few years, this can sometimes be a
large gap.

However, if you are selling a home and also have quite a bit of equity, you may have that larger down payment and this is an amazing opportunity to save hundreds on your mortgage!
