Merging 1870s Charm with Modern Engineering: A Barn Preservation Story 🚜🌾

At Milan Construction we love a good challenge, especially when it involves preserving historic structures. Our latest project takes us back to 1870, where we are working to stabilize and preserve a beautiful old barn.

The big hurdles: Time and the elements had caused two massive breaks in the corner of the old interior field stone foundation, and the more recently replaced rear exterior corner brick foundation to list sideways - both risking collapse. To save the structure, we had to go deep.

Here’s our plan of attack:
1. New Foundations: We are building a brand-new interior foundation wall that will encapsulate the 7’ high original stone, all supported by solid pier footings. On the exterior wall we created a traditional footing, rebar reinforced wall.
2. Monolithic Pour: For ultimate strength, we designed these new walls with integrated piers/footings to be single-pour, rebar-reinforced monolithic concrete.
3. The Rustic Touch: To respect the barn’s history, we are using rough-sawn board forms. This will create a rustic, textured appearance that mimics old wood, blending seamlessly with the mid-1800’s aesthetic while providing the rock-solid strength of modern concrete.

Good things come to those who wait! This much anticipated custom designed wrought iron door with side lights, arch, eyebrows and transom across the top was patiently anticipated for five months. 800 pounds of door finally installed yesterday. Finish trim work to come but loving the door already!

We and our customer have been patiently waiting for this custom designed and manufactured wrought iron door for 5 months. Incredible anticipation, finally satiated! Can’t wait to install it.

A lot of progress happening on our Summit project! 🏡✨

Insulation is going in, and in select areas we’re using spray foam insulation for added energy efficiency, improved air sealing, and better moisture control — helping create a more comfortable and efficient home for years to come.

On the exterior, we used gorgeous Hardie Board siding paired with custom trim work to give the home a beautiful, elevated finish while adding durability and character.

We’re moving right along and getting closer to completion! We can’t wait to share the finished transformation. 🔨✨

A Summit Project Update 🏡✨

We have several projects underway in Summit, and this beautiful home is coming along so well!

This home needed more space, so we added second- and third-floor additions, complete with beautiful dormer windows that bring in tons of natural light and extensive custom-built in cabinetry for expanded storage.

The transformation includes:
✨ New bathroom addition and facelift of 2nd bathroom
✨Main Bedroom addition with radiant floor heating
✨ A back office with radiant floor heating
✨ A complete exterior facelift with Hardie Board siding and custom trim work
✨ A brand-new roof
✨ Thoughtfully designed spaces throughout

We love watching this project come together and seeing the vision become reality.
