💰 DOES A $30,000 UPGRADE ADD $30,000 IN VALUE?

Not necessarily!

One of the biggest misconceptions homeowners have is that the amount spent on an improvement automatically gets added to the home’s appraised value.

Appraisers consider how the market reacts to an improvement, not simply what it cost.

🔨 Improvements that may influence value include:
• New roof or HVAC
• Updated kitchens & bathrooms
• New windows
• Flooring
• Electrical & plumbing updates
• Additions or additional living space
• Shops, garages & other improvements

But a $30,000 renovation doesn’t automatically mean $30,000 more in appraised value.

📋 SELLER TIP: Keep a detailed list of improvements, including what was done, when it was completed and the approximate cost. Receipts, permits and warranties can also be helpful documentation.

🏠 The more accurately your home’s improvements are documented, the better information the appraiser has about the property.

SQUARE FOOTAGE: IT’S NOT ALWAYS WHAT YOU THINK!

One of the biggest areas of confusion for homeowners is square footage.

An appraiser may measure and classify living areas differently than what you see on:

🏠 MLS listings
📱 Real estate websites
📋 County records
📐 Previous measurements

Not every finished space is necessarily treated the same when determining a home’s gross living area. Things such as additions, converted garages, enclosed porches, finished areas below grade, and detached living spaces may need to be identified separately.

WHY DOES THIS MATTER?

Because buyers and sellers may see one square-footage number online, while the appraisal reports something different.

📌 SELLER TIP: If you’ve added or converted living space, keep permits, plans, receipts and other documentation available for your REALTOR® and appraiser.

Yesterday we talked about why accurate property information matters. Today, let’s talk about something that can be confusing:

👉 CONDITION vs. QUALITY — they’re not the same thing!

🔨 QUALITY is about how the home was built — the materials, finishes, workmanship, construction and overall level of features.

✨ CONDITION is about how the home has been maintained — updates, repairs, wear and tear, and its overall current state.

For example, an older home can be very well maintained and in excellent condition, while a newer home isn’t automatically considered higher quality just because it’s newer.

That distinction matters when an appraiser is evaluating a property.

🏠 Seller tip: Keep a list of improvements you’ve made to your home — new roof, HVAC, windows, flooring, kitchen or bathroom updates, electrical, plumbing and other major improvements. Dates and documentation can be especially helpful.

🌱 OKLAHOMA GARDENING: September is a great time to plant cool-season vegetables like lettuce, spinach, radishes, mustard and turnips. Fall gardening season is here!
