With mortgage rates on the cusp of topping 7% for the fifth year in a row, it might be time to stop waiting for lower rates to put your home on the market.

Home sales have cooled significantly as high rates make buyers think twice. Sales of existing homes last month were at their lowest level in more than a year. And that was before the Federal Reserve raised interest rates on Wednesday. The average 30-year fixed mortgage rate rose to 6.95% this week, Freddie Mac said Thursday.

Most sellers can no longer count on a swift sale. Buyers are quick to walk away from homes that are overpriced or in poor condition.

The World Trade Center. Shanksville. The Pentagon.

The World Trade Center: Two hijacked planes (American Airlines Flight 11 and United Airlines Flight 175) struck the Twin Towers (North and South Towers) in New York City.

The Pentagon: A third plane (American Airlines Flight 77) crashed into the headquarters of the U.S. Department of Defense outside Washington, D.C., in Arlington, Virginia.

Shanksville, Pennsylvania: The fourth plane (United Airlines Flight 93) crashed into an empty field after passengers fought back against the hijackers, preventing the plane from hitting its intended target in Washington, D.C. (believed to be the U.S. Capitol or the White House).
