🚨 ATTENTION FACEBOOK MARKETPLACE USERS 🚨
There is NO Colorado law that limits residential security deposits to one month's rent.
We've seen a lot of comments and posts claiming landlords cannot require a 2x rent security deposit. That information is incorrect.
The confusion appears to come from early drafts of HB 25-1249. Initial versions of the bill included a proposed limit on security deposits. However, that provision was removed before the bill passed.
The version signed into law by Governor Polis does NOT limit security deposits to 1x rent.
Before arguing with landlords, property managers, or other housing providers, please read the actual law—not AI summaries, old news articles, or Facebook comments.
