🏡 “I’m waiting for mortgage rates to come back down before I buy.”

- Let’s break it down.

I hear this ALL the time.

But here’s something that might surprise you…

📈 The current average 30-year mortgage rate is around 6.65%.

The historical average going all the way back to 1971? Roughly 7.7%.

Those 2–3% rates we saw a few years ago weren’t normal—they were some of the lowest mortgage rates in history.

Does that mean everyone should go buy a house today? Absolutely not.

But I also wouldn’t put your life on hold waiting for 3% rates to return.

If rates eventually drop, refinancing may be an option. But lower rates could also bring more buyers back into the market, more competition, and more pressure on home prices.

Instead of trying to perfectly time the market, ask yourself:
🏠 Is it the right home?
💰 Can I comfortably afford the payment?
📆 Does buying make sense for my life right now?

If the answer is yes, today's market may make more sense than you think.

🏡 PENDING IN JUST 3 DAYS! 🔥

That didn’t take long! 2163 Galewood Avenue SW is officially under contract within just 3 days of hitting the market! 🎉🏡

This one means a little extra to me because it’s a repeat client. Years ago, I had the opportunity to help my client purchase this home. When it came time to sell and move on to his next chapter, he trusted me to represent him again. ❤️

We hit the market on the 14th, generated plenty of activity, held our open houses this past weekend, and accepted an offer on Monday the 17th.

💰 Here’s where having strong representation matters.

The buyer initially came in $11,000 below our asking price. Of course, every buyer wants to get the best deal they can — but my job is to make sure my seller gets the best deal he can, too.

We went back to the negotiating table, held our ground, and structured a deal that made sense for my seller.

I hear people question whether paying a good real estate agent is worth the commission. Consider this: between my last two transactions alone, my negotiations have created more than $60,000 in additional value for my clients.On my last buyer transaction, I negotiated $51,000 off the original asking price, and on this one, I went to work on the other side of the table protecting my seller's bottom line.

A good agent doesn't just market your home or open a door — they negotiate when thousands of your dollars are on the line. 💪

Getting an offer is only part of the job. Pricing, marketing, negotiating the price and terms, and getting the transaction all the way to the closing table are what ultimately matter.

Now it’s time to get this one across the finish line! 🔑

🏡 SOLD — AND JUST IN TIME FOR A NEW CHAPTER! 🇺🇸🔑

I met my client for the first time on July 11th, when I showed him this home in Holland. He loved it, we put together an offer, and today I’m happy to say we got it done!

This home was originally listed for $499,000, and through negotiations, I was able to get the deal done for $448,000 — $51,000 below the original asking price! 💪
When you’re wondering whether it’s worth hiring a real estate agent and paying a commission, this is a great example of the value strong representation can bring to the table. Having an agent who knows how to structure a deal, negotiate aggressively, and protect your interests can make a very real difference in your bottom line.

And the same goes when it’s time to sell your home. You don’t just want someone who can put a sign in the yard and upload your home to the MLS — you want an agent who can negotiate strongly on your behalf and fight for the best price and terms possible.
