Want to overprice your home? It’s a gamble. But here’s why:

If your home is worth $250k and you list it for $300k. You’re automatically losing. Buyers looking at houses like yours in the $250k range won’t even think about looking at your house, when buyers in the $300k range will want something that’s actually worth the price tag. Your home will sit on the market longer and longer. And after weeks pass by, buyers will assume the worst is wrong with it. Questions will arise and they’ll say, ā€œlet’s not see it, there’s gotta be something wrong.ā€ Or buyers will also think there’s no room for negotiation.

Thinking of selling your home? Here’s some of the worst advice you could receive:

1. ā€œprice it high to leave room for negotiation.ā€
If your house is worth $490k and you list it for $525k, your target audience looking for a house up to $500k will automatically miss your house. This will leave your home sitting on the market and the longer it sits, the longer buyers will question what’s wrong with your home when nothing is actually wrong.

2. ā€œWait until spring to list, that’s when everyone buys.ā€
False. Serious buyers will look all year round. While spring is active, it’s also when inventory floods the market. Listing in ā€œoff-seasonsā€ gives your home less competition. A high quality home in a lower inventory market often sparks a faster sale than a spring home lost in a sea of options.

3. ā€œDon’t worry about repairs; the buyer will do an inspection anyway.ā€
Telling a seller to ā€œlet the buyer find itā€ is a recipe for a dead deal. If a buyer sees a leaky faucet they don’t think ā€œ$50 fix.ā€ They think, ā€œif they didn’t fix the obvious thing, what else have they neglected?ā€

4. ā€œAlways take the highest offer.ā€
A flashy number on a contract means nothing if it doesn’t close. A $600k offer with a ā€œcontingency to sell their own homeā€ or ā€œweak financingā€ is often worse than a $580k all-cash offer or a buyer with a massive down payment.

5. ā€œDon’t hire a realtor; you’ll save money.ā€
Real estate laws in 2026 are more complex than ever regarding environmental disclosures, digital privacy, and fair housing. Selling your home is personal; for a buyer, it’s a transaction. Agents act as a ā€œheat shield.ā€ They can push back on aggressive demands and negotiate firmly without the emotional ā€œclutterā€ that often kills FSBO deals.
