The Job Isn’t Done at Substantial Completion —

Substantial completion means the space can generally be used for its intended purpose; it does not mean every closeout item has disappeared. A dependable contractor documents the punch list, assigns responsibility, tracks completion, turns over warranties and responds to legitimate post-completion issues. The final weeks reveal as much about a company as the first meeting. Before signing, understand the contractor’s punch-list, warranty and closeout process—not just the construction phase.

Another commercial project moving forward for Eckelman Construction!
We’re proud to be working with Ryan Homes on the construction of a new community pavilion for one of their developments.
From the concrete foundation and underground preparation to the heavy timber framing now going up, our team is making great progress and bringing this pavilion to life. Once complete, this will provide a great gathering space for the residents of the community.
We appreciate the opportunity to work with Ryan Homes and look forward to continuing to build strong relationships with developers throughout South Carolina.
If you’re a developer, property owner, or commercial client looking for a licensed general contractor for your next project, we’d love to connect.

Turnover Is More Than Handing Over Keys —

A commercial space is not truly ready because the finishes look complete. Turnover should account for testing, inspections, controls, equipment startup, owner training, warranties, attic stock, as-built information and outstanding punch-list work. A structured closeout process gives the operations team what it needs to run and maintain the facility after construction leaves. Before the final weeks, review the closeout requirements and assign who will receive, verify and store each item.

Walk the Framing Before the Drywall —

A pre-drywall walk lets the owner and project team confirm how the home is coming together while framing, blocking and rough systems are still visible. It is a good time to review outlet locations, backing for wall-mounted items, lighting, niches, door swings and special equipment. The goal is not to redesign the house on site; it is to catch practical conflicts before finished surfaces make them costly. Keep a room-by-room checklist and document approved adjustments before the walls close.

Permits Need Lead Time, Too —

A complete permit package may still move through intake, plan review, comments, revisions and resubmittal before approval. Review times change with jurisdiction, project complexity and workload. That means the construction start should not be promised as though permit approval were automatic. A more useful schedule identifies the submission date, expected review window, decision points and what can be prepared while the team waits. If timing matters, begin the permitting conversation early and confirm current review expectations locally.

Plan the Addition Before Pricing the Finishes —

Addition budgets are shaped first by size, structure, site access, utilities, foundation conditions, roof connections and how much of the existing home must change. Finishes matter, but they are rarely the only cost driver. A useful early budget separates known scope, allowances and unknown conditions so you can see where decisions have the most leverage. That clarity makes it easier to prioritize the spaces and features that matter most. Bring your goals, must-haves and target investment to the first planning conversation—even if the drawings are not finished.

Great Contractors Build Great Trade Teams —

A general contractor’s work is only as coordinated as the trade team behind it. Reliable electricians, plumbers, carpenters, mechanical contractors and finish trades bring specialized knowledge—but someone must align their scopes, sequence and standards. Strong contractors build long-term trade relationships, address gaps early and hold the whole team accountable to the same project. Ask prospective contractors how they select, coordinate and quality-check their trade partners.

Long-Lead Items Belong on Day-One Lists —

Switchgear, HVAC equipment, storefront systems, specialty doors and owner equipment can take longer to procure than expected. They may also require approved submittals, deposits, field measurements and coordinated utilities before release. A procurement log connects each item to its approval and need-by dates so the project team can act before a delay reaches the jobsite. During preconstruction, ask for the long-lead list and who owns each approval, release and delivery decision.

Inspections Are Project Milestones —

Inspections are checkpoints, not surprise interruptions. A typical project may include foundation, framing, rough electrical, rough plumbing, mechanical, insulation and final reviews, but the sequence varies by scope and jurisdiction. The schedule should leave room for required approvals before concrete is concealed, walls are closed or the next trade mobilizes. Good coordination keeps crews from building past a hold point. Ask how inspection lead times and possible corrections are accounted for in your project schedule.
