The other day I was talking with another agent about new construction and something she said really stuck with me…

She had a buyer who wanted to keep their monthly payment around $3,000/month.

After getting pre-approved, that payment put their buying power somewhere around $500k once taxes and insurance were factored in.

Solid budget, right?

But the challenge was finding the right home in the right location that actually checked the boxes.

Then they looked at new construction.

The homes they loved were closer to $650k… which normally would’ve pushed the payment way beyond the buyer’s budget.
But here’s where things got interesting.

Builders right now are competing hard for buyers, and many of them are offering major incentives to get homes sold.

In this case, the builder offered a significantly reduced fixed interest rate, which brought the monthly payment right back down near that same $3,000/month range.

Meaning the buyer could afford a much higher purchase price without increasing their payment.

Wild, right?

Now — new construction isn’t always the right fit for everyone, but in today’s market it can sometimes be a really smart way to stretch your buying power.
