Is the Greenville market finally balancing out?

Everyone is talking about home prices, but the real news in our April data is actually about time and choice. If you’ve been sitting on the sidelines waiting for the market to feel "normal" again, these latest figures for the Greater Greenville area are for you.

Here’s the simple version of what the numbers are saying:

For Buyers: Your leverage is growing.
Active inventory has surged by 21.6%, meaning there are now 6,006 homes to choose from. With the average time on market increasing to 57 days, the pace is becoming more manageable. While well-priced homes still move quickly, this shift generally allows for a more thoughtful approach than we saw last year.

For Sellers: Equity is still on your side.
Despite more competition, the average sales price has climbed to $401,678, a 3.8% increase. Sellers are still capturing 98.7% of their list price on average. The demand is steady, but your pricing strategy now matters more than ever to stand out among the new listings.

The Bottom Line:

If you don't have plans yet for Saturday morning, come swing by Rock Creek! I’m hosting an Open House from 10 AM to 12 PM, and I’m really excited to show this one off.
