The Highlands Ranch market is experiencing a notable surge in inventory, with new listings up 30%, providing buyers with significantly more options than in previous months. However, this increase in supply hasn't yet translated into more closings, as the number of homes sold dropped by 13.33%, and the total sales volume fell by over 15%.

Sellers have returned in force, but buyers are not yet matching that energy with closed deals. This is creating a "Buyer’s Advantage" window that didn't exist as clearly in mid-2025.

To know where we’re going, we have to see where we have just been.

Take a look at the final numbers from Q4-2025 for Highlands Ranch, and they tell a really interesting story. We ended the year with way more options for buyers (inventory is up over 123%!) and prices that have leveled out slightly for the correction.

The Bottom Line: If you were waiting for the 'perfect time' when things weren't so frantic... that time might be right now.

Home prices remained stable, with the median closed price rising nearly 2% year-over-year to $575,000. The market continued to see strong buyer interest with 3,076 properties going under contract, a slight increase over last year.
