Thinking about buying a home in Guerneville?

Today I toured a new listing at 14361 Old Cazadero Road, and I have a feeling this one is going to attract a lot of attention.

Priced at $507,000, this 2-bedroom, 1-bath home offers 936 square feet of beautifully updated living space just minutes from downtown Guerneville and the Russian River.

What stood out to me wasn’t just the location—it was the quality of the improvements. The home features recessed lighting, skylights, pocket doors, a high-end gas fireplace, custom tile work, quartz countertops, and a beautifully remodeled bathroom. Everything feels thoughtfully designed and move-in ready.

Outside is where this property really shines. Multiple decks create several outdoor living areas where you can entertain friends, enjoy your morning coffee, relax in the hot tub, or simply sit back and enjoy the peaceful surroundings. Thinking about buying or selling a home in the Russian River? Call me at 707-217-1786. This is David R. Millar with The Millar Group, and here is your Russian River real estate market update for June 15, 2026.

The Russian River market continues to show an interesting shift. We currently have about 140 properties on the market from Forestville to Jenner, which gives buyers more choices than we’ve seen in recent years.

Buyers are still looking at homes, but many second-home buyers appear to be taking a wait-and-see approach. Unlike primary home buyers, who often need to make a move, second-home buyers can be more sensitive to economic uncertainty and world events.

The good news is that the homes that are priced correctly and offer the right combination of location, condition, and amenities are still selling.

This weekend gave us a very clear picture of the current sweet spot in the Russian River market. Three homes went into escrow, all between $558,000 and $625,000. They were primarily two and three-bedroom homes around 1,200 square feet, and homes with two bathrooms continue to be especially desirable.

We also saw a price reduction at 17850 Santa Rosa Avenue in Guerneville, a fixer property that was reduced from $285,000 to $279,000.

One interesting sale was 15289 Willow Road in Guerneville. It was a two-bedroom, one-bath home of about 1,040 square feet that closed at $403,000 after 56 days on the market. Even though it was in excellent condition and priced aggressively, it still took time to find the right buyer.

At the higher end of the market, a riverfront home on Guernewood Road that was listed at $1,549,000 was withdrawn from the market. This reinforces what we’re seeing: luxury-priced properties need exceptional locations, presentation, and pricing to attract today’s buyers.

Overall, I would describe the Russian River market as healthy but not overheated. Buyers have more options, and sellers need to be strategic with pricing and presentation.
