This is a very good point. Getting insurance is often an afterthought. Barndominiums are a popular choice to build a home for less per square ft than a traditional house. In 2019, I first sketched our plans to build our dream on our then 65 acre property – a custom design barndominium. That does not sound out of the ordinary now, but in late 2019 and into construction in 2020, it was not commonplace. We hired a contractor to build the exterior with full concrete pad throughout with plumbing in the concrete. Then we hired an interior contractor for the finishes in what we refer to as the cabin and barn.
The “fun” part was insurance. I called our insurance company, a large and well known national company, and had a really nice lady helping me. Unfortunately, she could not wrap her head around the term “barndominium” as that term was nowhere in her quoting system in early 2020. We were both baffled how to get this insurance quote. So, I asked her to start over.
My request was to quote the building as a home with attached garage. We made good progress through concrete slab, metal exterior, metal roof, traditional insulation (do NOT spray foam insulation as it traps moisture!), heated and cooled sqft space, etc – good progress. Until we reached the “attached garage” set of questions. Her question was “How many cars can you park in the garage?” In my head, I was calculating the barn portion with 35 ft width, 75 foot length, 23 foot walls, and the 600 sqft second floor loft. I grabbed my calculator on my iPhone and came up with 2,625 sqft of “garage” floor space. If I assumed 200 sqft per vehicle parked, I could park 13 vehicles. Concerned that was going to cause a problem with the quote, I responded “I can park five vehicles in there.” She said, “Wow! That is a big garage.” We finished our discussion, and I got a very good insurance rate.
Now, a lot of my discussions with property owners and buyers includes a barndominium – not unusual. Which is great! We love ours and I can help you with your plans.
