🏠 Would you buy a home without an appraisal?

More buyers today are qualifying for mortgages where a traditional appraisal is waived and the lender accepts the contract price through an automated valuation process.

There are definitely pros — lower costs, fewer delays, and potentially a faster closing.

But here's the question…

If no independent appraisal is done, how confident are you that the price you're paying reflects the home's true market value?

Is eliminating the appraisal a good step forward for homebuyers — or are we removing an important layer of protection?

🏡 BIG NEWS FOR HOMEOWNERS

The current capital gains exclusion on the sale of your primary residence is up to $250,000 for individuals and $500,000 for married couples filing jointly.

Now there’s a push in Washington to DOUBLE it:

➡️ $500,000 for individuals
➡️ $1 MILLION for married couples filing jointly

With home values rising dramatically over the past 30 years, many longtime homeowners could face a significant tax bill simply because their home appreciated in value.

Personally, I think we should go even further. If you bought a home to live in, lived there for years, maintained it, paid your mortgage and property taxes, why should you be penalized because your home increased in value?
