What is Earnest Money?

Earnest money is an initial deposit made by a buyer to show they are serious about purchasing a home. It is typically 1–3% of the purchase price and is submitted after the offer is accepted. This money is held by a neutral third party, such as a title company or escrow agent, while the purchase process is completed.

The deposit is later applied toward the buyer’s down payment or closing costs. If the sale goes through, the earnest money becomes part of the transaction. However, if the buyer backs out without a valid reason outlined in the contract, the seller may be entitled to keep the deposit.

In short, earnest money shows good faith and helps reassure the seller that the buyer is committed.
