Real estate investing isn't always about the pretty before-and-after photos. Sometimes, it’s about what’s happening underground. 🚜💼
We recently had a situation up here in Carroll County where we trusted a seller's contractor to repair a septic line before closing. Fast forward to the inspection for resale, and it turned out a crucial piece of the pipe was still completely clogged from the original issue.
Lesson learned: Always go with the pros you know, trust, and have a proven relationship with right from the start. A huge shoutout to Fogel Septic down in Sykesville for stepping in, doing a fantastic job, and helping us get this system completely certified and 100% ready to go.
It’s all part of the cost of doing business, learning as you go, and making sure the next owner gets a product done right. Cheers to lessons learned on a beautiful Wednesday! ☀️

I love doing real estate. Like in anything, the stress is always there, and no two deals are ever the same. You always have to remember that there are so many different ways to succeed—on both the buying and selling sides.

Keeping an open mind and building trust through every interaction is vital. I’m a bit "old school" in my approach with people; my word and a firm handshake mean just as much to me as the contract we sign. If I say I’m going to do something, I hold up my end of the deal.

This current property is a perfect example of that trust in action. It’s an off-market deal with a well-qualified buyer who happens to be a family friend. They were eager to get a head start on renovations before closing—ripping out carpet and prepping the floors so they can move right in. Because we've built a solid relationship, I was happy to let them get to work early.

We also just found out the property appraised for $25,000–$30,000 over our contract price, which is a massive win for them. Plus, as part of our agreement, we just had a brand-new HVAC system with central air and oil backup heat installed to lock in their peace of mind.

Every project throws a new curveball, but trusting others and seeing the good in people makes the ride incredibly rewarding. 🏠🤝

A day out of work, so we went to see the O’s game with Gunnar’s Little League.

This is the upstairs of the our Westminster project. Pretty neat being able to see the transformation. My goal is to better document each of our houses so that I'll be able to share the amount of effort, sweat, and planning that goes into each of these.

Going to be a fun next project. A good split foyer sitting on over an acre. Needs a little TLC but not as bad as some other houses I’ve seen.

One of my first rentals was able to go Pending today. Sad to see it go but excited about what’s next.
