Jumping into a nice, refreshing pool is one common way. Make your pool even more inviting by considering some of these trends.

Do you know what an NHD Report is?
NHD stands for Natural Hazard Disclosure.
The NHD Report is a multi-page report providing information of natural hazard that may occur within the vicinity of the property.
The NHD Report is provided once a buyer and seller are in escrow.

Some natural hazards that may be included in the NHD Report are:
• Flood hazard zone
• Wild fire risk
• Earthquake fault zone
• Seismic hazard area

It is important to learn about the environment you may be moving into. Always make sure to thoroughly review the NHD Report once provided.

“In 2025, [real estate] added up to about $5.6 trillion [to the economy], according to the National Association of Realtors (NAR).”

What does this mean?
It means, when a buyer purchases a home or seller lists a home, the local and broad economies are affected.

Think about it?
During the pre-listing process, home sellers are investing in inspections, contractors, etc. to fix or upgrade the home prior to selling.

Then during selling, multiple professionals can be involved; such as realtors, mortgage officers, escrow officers, more inspectors, etc.

After closing escrow, the new home owner may hire more contractors to fix the interior and exterior of the home.

The data shows that the Baby Boomer generation has been the bulk participants in the housing market. "According to the 2026 Home Buyers and Sellers Generational Trends Report, buyers aged 61 to 79 remain the largest generational force in home buying, accounting for 42% of buyers (unchanged from last year) and an impressive 55% of sellers."

They are two main motives for their activities.
1. To be closer to family and friends.
2. To downsize.
