Notice from your friendly appraiser: Lots of people do projects on their houses without permits...fine. Even Fannie Mae, HUD/FHA, USDA have no beef with this as long as it is completed in a workmanlike manner, conforms with the house, etc. HOWEVER, if you install a stove where it should not be, (AKA a shop that you finished into a "rec room") and you need to refi or sell, be prepared to have to remove the stove and even, in some cases, cover up the electrical service with drywall. I have a VERY unhappy homeowner. Of course, this is my fault somehow.

For all my realtor friends, brokers and anyone who does not want the banks to be involved in deciding the value of your home using a computer and an unlicensed data collector (which has a huge impact on the housing and banking market), this is good information. Appraisals should be independent of all players and act as a firewall in any sale or refinance. When banks control the value... we are doomed to repeat history of the Great Recession. It is really the wolf guarding the hen house.... again. They will NEVER learn.
