Jen Schipper, Realtor Keller Williams Portfolio Collection Jennifer often found herself working open houses for the agents in the company and quickly fell in love with the business.

Growing up in Hockession, Delaware, Jennifer Schipper learned the ropes of the real estate business from a young age: her mother was a broker, licensed in four states, who managed a real estate company. She experienced the client’s point of view during frequent relocations throughout her corporate career. She is well-versed in mortgage financing, title processing and has a first hand understanding

of the stresses and frustrations that a client faces during the buying and selling processes. After receiving a BA from the University of Delaware and a MBA from the University of Tampa, Jennifer spent time in the corporate world as a Vice President, Technology Project Manager at JPMorgan Chase. In that role, she acquired an invaluable understanding of the business and technology industry that has serves her well in the real estate business.

Curious about what’s actually happening in our local real estate market? Here are the 3 biggest takeaways from the latest May 2026 Pinellas County market report:

Inventory is Shrinking, But Balanced: Active listings dropped 14.2% (7,420 total), bringing us to 4.6 months of inventory. While supply is tightening up, it remains slightly more balanced than neighboring areas, giving buyers a bit more selection to look at.

Strong Home Price Growth: Home values are seeing noticeable gains! The average sale price for single-family homes jumped 9.2% to $664,000, while the average condo sale price surged a significant 17.2% year-over-year to $442,000.

Pace slows as buyers negotiate: Properties are taking longer to sell, averaging 82 days on the market (a 28.1% increase). Sellers are holding steady and closing deals at a flat 91% list-to-price ratio, meaning negotiations are happening, but they are predictable.

The Bottom Line: Home values are climbing significantly, but a slower market pace gives buyers the time they need to negotiate a 91% list-to-price match with patient sellers.

Prices Are Rising Modestly: The average sale price for single-family homes is up 4.5% ($575,000) and condos are up 1.9% ($381,000), showing steady equity growth without massive, unpredictable spikes.

The Pace Has Slowed Down: Homes are averaging 68 days on the market (up 13.3%). Sellers are still getting 94% of their asking price, but both buyers and sellers are taking a bit more time to finalize deals.
